Estate Liquidation Process


Estate liquidation involves a careful and thorough process where an estate liquidator sorts through your loved one’s furnishings and household items. This often includes performing online research, such as Google searches and reviewing “sold” listings on eBay, to accurately determine prices. For fine art and rare items, the liquidator may also reach out to local auction houses to maximize potential returns.


As part of their comprehensive services, estate liquidators actively promote the sale to ensure a good turnout. This includes placing classified ads in newspapers, leveraging social media channels, and sending email notifications to subscribers. Additionally, they set up prominent street signs to attract curious shoppers.


A reputable estate liquidation company will also list upcoming sales on their website, often utilizing platforms like EstateSales.org and EstateSales.net, which feature searchable databases for estate sales across the country.


Before the sale commences, liquidators meticulously price each item with tags, which is why estate sales are often referred to as “tag sales” or “moving sales.” They also ensure that the home’s contents are attractively displayed to entice potential buyers.


Sale-Day Responsibilities


On the day of the sale, the estate liquidator oversees all aspects of the event. Following the estate sale, the liquidator often provides an additional service known as a house clean-out. This service helps to clear the home of any unsold items and prepare it for the next steps, whether that includes selling the property or simply ensuring it is left in a tidy condition.


For larger, high-value items that have been sold, the estate liquidator may facilitate next-day pickups, allowing buyers to retrieve their purchases conveniently. In addition, staff members may assist with shipping paid items to various locations, providing delivery services to ensure a seamless experience for customers. This comprehensive approach simplifies the process of clearing the home’s contents, making it easier for everyone involved.

Payment Structure for Estate Sale Services


As a seller, you won’t pay the estate sale company directly. Instead, we receive a portion of the gross proceeds from the sale. Typical estate sale service fees or commissions range up to 50%. 

At Marked for Distinction, our fees are set between 35% and 40%.


Before determining our specific fee, we conduct a thorough walkthrough of your home to assess the contents. This evaluation allows us to ensure that our services are beneficial for both parties involved. 


Naturally, both the estate liquidator and the seller benefit when items achieve the highest possible prices. At the conclusion of the estate sale, the estate will receive the proceeds from the sale, minus the estate sale liquidator’s service fee .

Our Clean-Out & Home Staging Service Is presented as an estimate  concluding the Estate Liquidation Sale.  This estimate is assessed during our service to you at no additional cost.
